How it Works

With Liquid Estate, you can acquire fractional shares in real estate. Each property listed for sale on our platform will be tokenized in tokens of $1, with a minimum buy of 10. The rent collected in fiat currency will be converted into LIQD tokens at the market rate and paid to the building token holders every month.
Who manages the properties?
Each property will be managed by a third-party management firm that will take care of repairs, collecting rent, finding tenants etc.
Will listed buildings have their own token?
Liquid Estate will function as an exchange and crowdfunding platform for real estate assets on the blockchain. Our team of specialists will carefully pick yield-generating real estate assets and list them on the platform for the community to crowdfund. Once a listing is fully funded, the property will be acquired and tokenized, then the tokens distributed to the participants of the crowdfunding campaign. These tokens will represent ownership in the asset and will be yield-bearing, generating monthly/weekly cash flow (rent).
Who owns the properties?
Each property will be owned by an SPV (special purpose vehicle – a unique entity created with the sole purpose of holding the building) which in turn will be owned by a Series LLC, each series owning an SPV and the LLC membership interests of the series being divided into equal tokens which are being owned by investors like you. A more detailed explanation can be found in the whitepaper.
Can I buy tokens using Fiat money?
No. To start, Liquid Estate will only accept crypto, but we plan to introduce card payments and bank transfers in the near future.
